The Challenge

Bell Central in Mudgeeraba faced a problem that forces difficult decisions: an existing roof system that was leaking beyond economical repair, with operational constraints that made traditional remediation impractical. For Allied Commercial, the solution meant designing a new roof structure that could be installed over or in place of the existing system. The building’s continued operation meant any replacement needed to proceed with minimal disruption to the tenants below. This operational reality shaped both the investigation approach and the construction methodology.

Our Approach

The structural investigation took a different approach than traditional methods might have suggested. Rather than relying on tape measures and hand sketches to document existing conditions, we deployed 3D LiDAR scanning technology to capture the as-built geometry of the entire roof structure. This laser scanning process creates a point cloud, essentially a three-dimensional map of every surface the laser sees, with millimetre-level accuracy across the entire scan area. The value becomes clear when you consider what happens downstream. Traditional site measuring requires someone on site physically measuring every critical dimension, with the inherent risk that something important gets missed or recorded incorrectly. The point cloud captures everything visible from the scan positions, creating a permanent digital record that designers can interrogate repeatedly without additional site visits.

Key Solutions

With accurate as-built data in hand, the detailed design phase could proceed with confidence about fit-up and interface conditions. The design scope included a localised review of the existing structure to confirm it could support the additional loads the new roof would impose. The documentation package provided everything a contractor needed to construct the work: general arrangement plans showing overall layout, detailed sections illustrating how components fit together, and connection details specifying how elements would be joined. More significantly, the point cloud could be provided directly to steel fabricators, who could extract the dimensions they needed for shop drawings without the traditional process of field verification and templating.

Project Outcomes

The total project investment of $28,400 covered investigation, detailed design, and construction support. The technology component wasn’t an add-on that increased cost, it was an integral part of the methodology that improved overall project delivery. The Bell Central project demonstrates how 3D scanning technology can deliver value throughout the project lifecycle. The point cloud captured during investigation becomes a reference throughout design development. Steel fabricators can work from the scan data directly, reducing the traditional back-and-forth of field verification. During construction, if questions arise about existing conditions, the scan provides a permanent record that can be referenced without the cost and delay of additional site visits. For Allied Commercial, the investment delivered a complete solution from investigation through construction completion, with documentation accurate enough to support efficient fabrication and construction.
