Three-stage structural engineering services for Redcape Hotel Group’s Eden Brewing facility refurbishment. TRSC provided preliminary investigation, detailed design and CDC-level documentation, and construction support with final certification. The staged approach allowed scope flexibility based on investigation findings while maintaining clear deliverables throughout the project.
The Eden Brewing facility at Redbank Plains presented the kind of challenge that’s common in hospitality renovations: updating an operational venue while dealing with existing structural systems that weren’t fully documented. Redcape Hotel Group needed structural engineering services that could move from initial assessment through to construction completion without the delays that often plague refurbishment projects. The brief specified three distinct phases of work: preliminary investigation and assessment, detailed design and documentation to Complying Development Certificate level, and construction support through to final certification. This stage-gate approach gives clients visibility into what they’re buying at each phase while allowing flexibility to adjust scope based on what the investigation reveals.
The first phase centred on establishing a baseline understanding of the existing structure. We reviewed proposed new external slab work, assessed the impact of amenities wall demolition, and evaluated modifications to louvre sub-frame systems. The visual condition survey documented the current state of structural elements in the investigation area, understanding how the building was constructed, what materials were used, what condition they’re in now, and what capacity they have to support new loads. The desktop review of existing structural documentation ran parallel to site investigation. When documentation exists, comparing what’s shown on drawings to what’s actually built often reveals modifications made during construction or changes implemented over the building’s life. With baseline conditions understood, the detailed design phase could proceed with confidence. Four site meetings during this phase ensured design development stayed aligned with evolving project requirements.
The documentation package needed to serve multiple purposes. From a regulatory perspective, it had to demonstrate compliance with Building Code requirements and provide the technical basis for Complying Development Certificate approval. From a construction perspective, it had to give contractors sufficient detail to price and build the work without constant requests for clarification. From a coordination perspective, it had to integrate with architectural, mechanical, and hydraulic design work being developed in parallel. The two revision cycles built into the scope acknowledged that design development is iterative. Construction support ensured design intent was actually implemented, with site inspections at key construction stages providing verification that work was proceeding according to design. Form 12 certification at completion represents the engineer’s confirmation that the constructed work conforms to the approved design.
The three-stage approach provides several advantages for hospitality refurbishment clients. The investment is staged so clients aren’t committing the full project budget before understanding what the investigation reveals. If early investigation uncovers unexpected complications, the scope and budget for later stages can be adjusted accordingly. The clear scope definition at each stage prevents the ambiguity that can lead to fee disputes.
