When Redcape Hospitality acquired the Saltwater Creek Hotel, they gained an operating venue with the structural quirks and maintenance needs that come with any existing building. The initial condition assessment needed to provide a baseline understanding of structural conditions, identifying both minor defects needing attention and areas where previous remediation work had been completed. Understanding what remediation work had been done, how well it was holding up, and whether it addressed root causes or just treated symptoms helps predict what maintenance needs might emerge in coming years.
The visual condition survey documented the current state of all major structural elements, with particular attention to areas where previous owners had undertaken repairs. The photographic documentation created a permanent record of conditions at the time of acquisition, valuable both for tracking how things change over time and for documenting baseline conditions for insurance or warranty purposes. This subsequent work included LiDAR scanning and site investigation, design documentation and Form 15 certification, site inspection and Form 12, and shop drawing review. The LiDAR scanning captured the building’s geometry in three-dimensional point cloud format, creating a digital baseline that design teams could reference without extensive site measuring. The total service package provided comprehensive coverage from assessment through completed construction.
