Victory Hotel Structural Investigation: Heritage-listed building at 127 Edward Street, Brisbane CBD, required comprehensive assessment following 2008 fire. Building comprises 1855 colonial masonry, Victorian-era additions, and mid-century renovations with no reliable structural drawings. TRSC investigation included 3D LiDAR scanning for as-built documentation, masonry slot testing, brick compressive strength analysis (22-32 MPa range), stone quoin assessment, and timber species identification. Investigation cost of $64,000 enabled accurate structural analysis and targeted strengthening design, avoiding approximately $500,000-$1,000,000 in unnecessary underpinning and temporary works while protecting adjacent heritage-listed Metro Arts building. Foundation investigation revealed high-strength rock directly beneath footings, enabling economical benched foundation system versus dangerous hit-and-miss underpinning.
Prince Consort Hotel Capacity Upgrade: Queensland Heritage Register-listed Victorian-era masonry building in Fortitude Valley required wind loading capacity upgrade from 0.99 kPa to 1.45 kPa for regulatory compliance. TRSC designed minimal-intervention strengthening using Heli-Fix ties and digital tiltmeters for continuous monitoring, achieving required performance while preserving heritage fabric. Additional work addressed boundary wall cracking stabilization and basement water ingress remediation. Short-term remediation: $49,500.
