The Willow Hotel is a modern suburban tavern at 215 Beaudesert Road, Moorooka — a Brisbane suburb approximately 8 km south of the CBD and approximately 22 km from Brisbane Domestic and International Airports. The hotel occupies a prominent corner block on the busy Beaudesert Road arterial, in what HTL Property describes as Brisbane's gaming heartland, proximate to high-performing pub assets including the Acacia Ridge, Sunnybank and Calamvale hotels. The pub was originally licensed as the Willow Hotel and was renamed the Red Lion for a number of years before reverting to the original Willow moniker following its November 2018 acquisition by NSW-based hotelier Peter Braithwaite. Braithwaite undertook a substantial 2018 refurbishment that introduced a fenced kids' playground, a refreshed bistro menu showcasing local favourites, a modern gaming room with 30 gaming machine authorities, expanded outdoor seating and dining areas, and updated public bar and terrace zones. The venue subsequently traded as a Top 200 hotel in Queensland gaming rankings and was ranked the fourth-best hotel in South East Queensland by turnover in the under-30-machine category. In late 2024 the Willow was acquired by the MA Redcape Hotel Fund as part of a three-venue off-market acquisition that also included the Lucky Tree Tavern in Durack and the Commercial Hotel in Redbank, with Redcape officially commencing operations at the venue on 20 December 2024. The hotel operates over two levels (ground and lower-ground), with on-site basement parking and direct frontage to Beaudesert Road. Moorooka is forecast by property analysts as one of Brisbane's faster-growing inner-southern suburbs by property value.
TRSC has been engaged on The Willow Hotel under OPUS programme 013 across two work packages: Willow Hotel Engineering Services and The Willow Hotel Construction Phase. The OPUS record categorises the combined engagement as Engineering and Construction Engineering, with the stage history recording both Archived and Ongoing Works and active OPUS status. This pattern — design-stage engineering followed by construction-phase engineering on the same programme number — is consistent with TRSC's standard hospitality refurbishment workflow, where the design package is followed by RFI response, site inspections, real-time engineering clarification during the build, and Form 12 RPEQ Installation Certification at substantial completion. The Willow is one of three hospitality assets acquired by the MA Redcape Hotel Fund in late 2024 (alongside the Lucky Tree Tavern at Durack — refer to TRSC's Durack Tavern project record under programme 031 — and the Commercial Hotel at Redbank), and the engagement aligns with Redcape's broader portfolio refurbishment programme on which TRSC is a recurring engineering partner. The Willow operates over a ground and lower-ground level on a prominent corner site fronting Beaudesert Road, with public sports bar and TAB, family bistro with beer garden terrace and indoor children's play area, gaming lounge with 28 gaming machine authorities (approved for 35), and late liquor and gaming licences. RPEQ-certified design documentation and any construction-phase certification issued under programme 013 are held in the project record.
