What problem existed, and what was at stake
The Durack Tavern (The Lucky Tree Tavern) at 248 King Ave required structural engineering across a planned refurbishment. The initial scope encompassed structural investigation and condition assessment, but as investigation findings revealed additional elements requiring attention, including a buttress removal that required separate structural analysis, the engagement expanded through iterative staged proposals. Construction phase engineering services were subsequently required when contractor Mettle QLD engaged TRSC for site inspections, RFIs, and compliance verification during the build phase.
How TRSC investigated the problem
TRSC structured the engagement across three phases. Phase 1: Structural Investigation and Condition Assessment, comprising a complete visual condition record, non-destructive investigation using GPR and Ferroscan, and coordination meetings with the client and project manager. Phase 2: Preliminary Design and Documentation, developing remediation designs from the investigation findings. Phase 3: Construction Level Documentation and Support, providing construction-ready engineering packages, site inspection reports, and real-time engineering support during the refurbishment. A separate variation proposal addressed the buttress removal, which required independent structural analysis of load path redistribution.
What was designed and recommended
Full structural engineering was delivered from investigation through to construction certification. The investigation phase identified all items requiring attention, the design phase produced remediation documentation, and the construction phase provided the on-site engineering oversight needed to verify that works were executed to design intent. The buttress removal variation was engineered independently with load path analysis confirming structural adequacy of the modified configuration.
Results achieved
The three-phase engagement, from initial investigation through to construction certification via Mettle QLD, demonstrated TRSC's capacity to manage the complete engineering lifecycle for major hospitality refurbishments. RPEQ Form 15 and Form 12 certification was issued. The transparent staged proposal process ensured Redcape and Empire Project Management had full visibility of scope and cost at each decision point.
