Saltwater Creek Hotel, Condition Assessment and Remediation

The Saltwater Creek Hotel required a full structural condition assessment as part of Redcape's asset management programme. The investigation needed to assess timber structural elements, evaluate the condition of historical remediation works, and identify any items requiring attention. Following the initial assessment, facade elements required remediation design and engineering certification, with 3D LiDAR needed to capture existing geometry where original documentation was limited.

TRSC conducted a visual condition assessment structured across three focus areas: historical remediation works, evaluating whether previous repairs remained effective; timber condition, assessing structural timber members and determining where replacement was required versus where treatment could extend service life; and additional items identified during the survey. LiDAR scanning captured the existing facade geometry for remediation design.

The condition assessment documented the effectiveness of historical remediation works and classified timber condition by priority. Short-term recommendations for immediate attention and long-term maintenance recommendations were developed. Facade remediation design was produced using LiDAR-derived geometry, providing construction-ready documentation.

All works were completed within a compressed programme. RPEQ Form 15 and Form 12 certification was issued. The assessment provided Redcape with clarity on the true condition of the asset, separating genuine structural concerns from areas where previous repairs had been adequate. The structured short-term and long-term recommendation framework enabled prioritised maintenance planning.
